Whilst the Lothians is probably best known for its historic capital city, in fact, the lesser-known regions offer some stunning coastline and the countryside is rightly known to be the most beautiful and peaceful in all the UK.

With more than 40 miles of glorious coastline and one of the sunniest climates in Scotland, East Lothian outperformed all other Scottish regions in terms of numbers of residential sales last year.

For investors, this offers more opportunities in the holiday and hospitality sector.

The quality of life offered by reasonably priced properties in the smaller villages is very much sought-after but these still lie within easily commutable distances to the capital.

Whilst many of the properties are rural there are some 40 miles of sandy beaches in the sunniest region in Scotland and as such the potential for investors to find bargains in the hospitality and holiday rental sector is great.

Financially, West Lothian was a particularly strong performer in 2018 with growth of 12.2 per cent although East Lothian was close behind, with an increase of 11.7 per cent compared with 2017.

The regions offer openings for the smaller investor also.

From our experience, we have seen buy-to-let suitable maisonette flats for around £35-40,000 which makes the market much more accessible than the rest of the UK.
